How a fence is installed, post to panel
Most of a fence job is holes. The panels are the fast part and the part you see, but what happens between the string line and the concrete is what decides whether it is still straight in fifteen years. Here is the whole thing, answered plainly.

How long does a fence installation take in Lancaster?
A standard 150 foot residential run is usually one to two days on site, plus curing time for the concrete before panels take full load. Caliche hardpan is the biggest schedule variable here, because holes that would take minutes in sandy loam can take far longer when the auger hits a cemented layer.
What happens first, before any digging?
We confirm the property line, mark the fence layout with stakes and string, and call in utility locates so nothing gets hit underground. We also confirm the height against Lancaster Municipal Code 17.08.130, which allows 4 feet in a front-yard or corner side-yard setback and 6 feet in side and rear yards, and check that the line sits behind the property line and clear of the corner-visibility area near the curb.
How deep do the post holes go, and why?
For a 6 foot fence in Lancaster we target about 3 feet of embedment in a wider than standard concrete footing, because wind load, not weight, is what pulls a post over here. Gusts of 40 to 50 mph put hundreds of pounds of lateral force on a solid panel, and that force is resisted entirely by the soil the footing bears against. What happens if the crew hits caliche?
We break through it and anchor the post below the layer. Can I use my fence right after the crew leaves?
Look at it, yes. Lean on it, not yet. Concrete needs time to cure before posts take full load, and gates in particular should not be swung hard for the first day or two. What should I do before the crew arrives?
Clear the fence line by a few feet on both sides, move sprinkler heads and planters out of the way, secure pets somewhere away from the work, and unlock any gate the crew needs to get equipment through. On a rural parcel, tell us where the driveway will take a loaded truck. Flat open ground makes access easy here, which is one of the few things this terrain gives you for free.
The order of operations, start to finish
- Walk and measure. On the estimate we measure the real run, note the exposed sides, check the setback, and test the digging where we can.
- Layout and locates. Stakes and string define the line. Utility locates get called in before anything goes in the ground.
- Demo, if there is an old fence. Out and hauled off, usually $3 to $10 per linear foot, shown as its own line rather than buried in the rate.
- Dig. Terminal, corner, and gate posts first, then line posts. This is the step the ground controls.
- Set posts in concrete. Plumb, aligned to the string, and braced while the concrete sets. Every post, no exceptions, because sand does not hold.
- Cure. The footings need time before they take load.
- Frame and fill. Rails, fabric, or panels go on, and this is the quick part that makes it suddenly look like a fence.
- Gates and hardware. Hung, squared, and adjusted, with the hinges sized for wind rather than just weight.
- Clean and walk it. Site cleared, then we walk the finished line with you before anyone leaves.
What we watch for on a Lancaster job
